Reacting swiftly to the challenging market conditions, Prospect Estates Limited who own the site, took the decision to convert the property into 23 executive serviced office suites and the final suite was let last week.

Peter Shackleton of Prospect Estates commented, “We knew that leasing the property as a  single company headquarters would be a competitive task in today’s market. With this in mind we took the decision to split the property up into executive serviced office suites – a strategy that has been more successful than any of us could’ve anticipated.”

The property, which is located just off the A64 between Seacroft and Thorner enjoys a greenbelt location and is set amidst landscaped gardens. A former residence with a rich history, Morwick Hall was purchased by the Gray Family in the mid to late eighteenth century.  An influential man, Edward Gray latterly became Lord Mayor of Leeds in 1749 and 1768. Enthusiastic Wesleyan’s, the family was also the driving force behind the building of the Methodist Chapel in Scholes.

Glenn Levison from Sanderson Weatherall who helped to market the site said “The speed in which Morwick Hall has been let is testament to the management’s approach. With limited tenant demand landlords have to be open-minded and flexible as well as offering competitive terms.

“Business Parks in particular have, in some locations struggled to find tenants which makes the success of Morwick Hall all the more impressive.”

Diana Mendonca, Centre Manager at Morwick Hall, Mortec Office Park added; “One of our strengths is that we manage the site directly, this allows us to build a good rapport with our tenants whilst providing an efficient, professional level of service.”

Close proximity to both the A1 and Leeds City Centre combined with excellent parking and flexible terms has made the site a popular choice for many local business and SME’s. In addition a number of international firms have opened satellite offices at the premises.
