Following the release of Sanderson Weatherall’s quarter three report, the Leeds-based property consultants believe there has never been a better time to acquire Grade A office space in the city.
Citing good value and choice in Leeds for occupiers, an excellent labour force and easy rail and road connections with the rest of the UK, Richard Dunn agency partner at Sanderson Weatherall said: “Now is the time for larger companies to consider moving to a Leeds as many landlords are currently offering great deals for leases of 10 years plus on Grade A space.
“With the current lack of development activity, the current stock will be eroded quite quickly and occupiers should act swiftly to secure the best deals.”
Amid continuing tough economic conditions, the Leeds Office Market posted take up figures in line with expectations with city centre take up reaching 69,140 sq ft and out of town standing at 65,014 sq ft for the quarter.
An example of large corporations relocating to Leeds is BSKYB, which has recently moved from Harrogate and one of the few new buildings for 2010 will be Indigo Blu, located on the fringe of the city centre where Sanderson Weatherall are joint leasing agents.
Richard concluded: “There are many reasons why companies should consider relocating to Leeds. Firstly the city can offer occupiers a wide range of office choice both in town and out of town. Secondly there are four major new-build, Grade A buildings in the city centre offering high quality space. Rents are affordable along with generous incentives for fit-out and removal costs and finally landlords and developers are working harder than ever to deliver flexibility and additional services for their customers.”
